The Townhomes at Buckley Court are well located with respect to schools, emergency services, shopping, grocery stores, employment centers, and access to local/regional traffic corridors. The site is located just two blocks north of the Historic Old Downtown Overland Park, with its many shops, Farmers Market, art fairs, and other year round festivities.
It can be said that access to anywhere in the city is convenient from the proposed site. Downtown Kansas City is just 15 minutes away. In fact, the most commonly visited daily destinations are just minutes away and with the current high price of gasoline, that is more important now than ever.
Daily necessities, such as groceries, medicine and pharmaceutical products, dry cleaners, gas stations, auto repair, banking, and assorted restaurants are just blocks away, some within easy walking distance. Entertainment for children during the summer is available at two nearby parks with municipal swimming pools, one four blocks due west at 77th and Antioch and another swimming pool complex just four blocks due north along Conser at 74th Street.

One of the many strong attractions for future residents will be the choice of so many nice restaurants, pizza shops, sports bars, a coffee shop, ice cream shop, floral shops, and a movie theater, all within a short walk of home.
Also close by are many businesses offering common services such as auto parts and car repair, new tires and alignments, banking , liquor store, drug store, and a US Post Office at Conser and 80th street.
The downtown business center has recently received a multimillion dollar upgrade with recent City Capital Improvements to the streets and local infrastructure. A new farmers market was built within the past 10 years or so and houses one of the more successful weekend markets in the Kansas City area.
A new multi-million dollar community center recently opened just south of downtown Overland Park. The 80,000 square feet, state of the art facility has several amenities, including :

- walking/jogging track
- game room
- two gymnasiums
- large weight and cardio work at room
The City of Overland Park also budgets money for a year long calendar of downtown activities, consisting of music festivals, art festivals, and special Christmas festivities.
Shopping areas are numerous and are all within a few minutes driving time. Oak Park Mall, one of the largest malls in all of Kansas City, is just 3.5 miles SW of the sites on 95th street. Many of the other shopping areas are close by and offer an extremely fine range of shops and services for local residents. The Country Club Plaza is just minutes away.
Three large grocery stores are located nearby at 75th and Metcalf, 91st and Metcalf, and 86th and Antioch Road.
The Johnson County Resource Library is located just 2 miles to the west on 87th Street.
Access to the interstate highway system from the site is quick and simple. I-35 is just one mile west along 75th street. Three miles to the north is the I-35 interchange with I-635, which leads to KCl airport. Metcalf Avenue is a major north/south artery and is located only a few blocks east of the site. This major roadway leads to many large office complexes and employment centers including the Sprint Corporation office campus and Corporate Woods. Another nearby major traffic corridor is the east/west route of 75th Street, which is just 3 blocks north of the site.
Emergency services are just minutes away with a fire station at 75th and Conser. One of the City’s finest hospitals is located one mile to the west at 75th and 1-35.
Shawnee Mission District schools are all relatively near, with the Overland Park Elementary school just 3 blocks south. S M West High School is only 1 mile southwest and Westridge Middle School is only 3 miles southwest at 95th and Nieman Road .
